What applies everywhere

Every city in Broward runs its own building department and uses the Broward County Uniform Building Permit Application, which the county's Board of Rules and Appeals revised in November 2025 — the previous form stopped being accepted after 31 December 2025. A kitchen or bathroom remodel that touches plumbing, electrical or structure needs a permit; cosmetic work generally does not. The exemption lists differ from city to city, so we confirm the exact scope with the department rather than working from a summary.

If the property is a condominium, the association's architectural approval runs alongside the city permit and is usually the slower of the two — expect rules on work hours, elevator access and floor soundproofing. Florida law adds a layer above three habitable storeys: milestone inspections at 25 years for coastal buildings and 30 inland, and a structural integrity reserve study every ten years. Neither stops a unit remodel, but both can collide with a building-level assessment, so ask the association what is scheduled before you commit.

Hurricane code. Broward and Miami-Dade together make up the High-Velocity Hurricane Zone under Chapter 44 of the Florida Building Code. Any window or exterior door has to carry a current Miami-Dade Notice of Acceptance, and wind pressures are calculated to the HVHZ standard. Palm Beach County sits outside the High-Velocity Hurricane Zone — that is Broward and Miami-Dade only. It is still a Wind-Borne Debris Region, so impact-rated windows and doors are required, but not the specific HVHZ product approvals enforced a few miles south.
