Permits and approvals in Hollywood

Hollywood is the most useful city in this corridor to remodel in, because it publishes dedicated Kitchen and Bathroom Remodel checklists — including for condominiums. They cover like-for-like replacement of an existing permitted kitchen or bath, and they are explicit about what they do and do not remove: permit applications are still required for each trade, structural, electrical, plumbing and possibly mechanical. What the checklist removes is the need for detailed plans, not the need for permits. A job stops being like-for-like the moment walls or ceilings come out, the kitchen moves, or floors are cut to add or relocate plumbing or electrical — then it is an alteration and needs signed and sealed plans. Flooring has its own rule worth knowing before you buy tile: a flooring permit is only required when new floors go into a unit above another dwelling or a public area. Ground-floor condo units do not need one; upper-floor units also need an acoustic report showing STC and IIC ratings of 50 or better.

Hollywood has its own notarized Affidavit of Awareness of Homeowners' Association Regulation, in which you acknowledge that a City permit does not exempt you from association rules. Which documents you need depends on scope, and the City's own forms differ: the Interior/Exterior Alteration Checklist asks for both an association approval letter and the affidavit on residential and condominium property, and says the affidavit is required even from non-members — while the Kitchen and Bath Remodel checklists say neither is needed for like-for-like work. Owner-builder permits are not available for condominiums here.

New permits are filed through Accela Citizen Access, and Hollywood is also on Broward County's ePermitsOneStop, which lets one application collect both city and county approvals without a trip to Government Center West. The counter runs Monday to Thursday, 7:00 a.m. to 6:00 p.m., closed Fridays, with free informational courtesy hours Tuesday and Thursday from 7:30 to 9:30 a.m. Inspections are booked on the 24-hour line at 954-921-3646. The City states permit processing takes a maximum of 30 working days — and that resubmitted plans get a fresh 30-working-day review in date order, which is the number that actually decides your schedule.

The rules that apply across the whole service area — the county permit application, the hurricane code and the condominium requirements — are set out on the service areas page rather than repeated here.

Frequently asked questions

Do I need a permit to remodel a kitchen or bathroom in Hollywood?
Hollywood is the most useful city in this corridor to remodel in, because it publishes dedicated Kitchen and Bathroom Remodel checklists — including for condominiums. They cover like-for-like replacement of an existing permitted kitchen or bath, and they are explicit about what they do and do not remove: permit applications are still required for each trade, structural, electrical, plumbing and possibly mechanical. What the checklist removes is the need for detailed plans, not the need for permits. Ground-floor condo units do not need one; upper-floor units also need an acoustic report showing STC and IIC ratings of 50 or better.
What does my condo or HOA need to approve in Hollywood?
Hollywood has its own notarized Affidavit of Awareness of Homeowners' Association Regulation, in which you acknowledge that a City permit does not exempt you from association rules. Which documents you need depends on scope, and the City's own forms differ: the Interior/Exterior Alteration Checklist asks for both an association approval letter and the affidavit on residential and condominium property, and says the affidavit is required even from non-members — while the Kitchen and Bath Remodel checklists say neither is needed for like-for-like work. Anything specific to Hollywood I should know?
Who issues the permit for work in Hollywood?
City of Hollywood — Building Division, Development Services, at 2600 Hollywood Blvd, 2nd Floor, Hollywood FL 33020, 954-921-3335. Every municipality in this service area runs its own building department with its own requirements, which is why we confirm scope with the right one before quoting rather than assuming the county rule applies.
Does the hurricane code change the job in Hollywood?
Hollywood is in Broward County, which together with Miami-Dade makes up the High-Velocity Hurricane Zone under Chapter 44 of the Florida Building Code, Residential. In practice that means any window or exterior door in the project has to carry a current Miami-Dade Notice of Acceptance, and design wind pressures are calculated to the HVHZ standard. Interior-only work is unaffected, but the moment a project touches an opening it changes what can be specified.
My Hollywood house is from the 1970s — what should I expect?
The median home in Hollywood was built in 1969, so this is the common case rather than the exception. Two things turn up often enough that we look for them before quoting: cast iron drain lines, which were standard here before about 1975 and typically fail somewhere between forty and sixty years, and electrical that was sized for a very different kitchen. Finding either at the estimate is a conversation; finding it after demolition is a change order.
