Why drywall repair is the trade that shows
Drywall is the only trade in a remodel whose mistakes are visible from across the room, under raking light, forever. A patch that was floated too small shows as a halo. A texture that was matched by eye instead of by sample shows as a rectangle. Neither can be painted away, which is why we treat the finish level as part of the spec rather than something to sort out at the end.
In South Florida the most common call is not a hole — it is a ceiling. Humidity, a slow roof leak or an AC line that sweated for a season leaves staining and softness, and the honest answer is that a stained ceiling usually needs the affected board removed rather than sealed and painted. Sealing it hides the mark until the next humid month.
The second most common is texture matching on older stock. Knockdown, orange peel and the smooth Level 5 finish all age differently, and a repair in a 1970s home has to match a texture that has had fifty years of paint layered onto it. We do sample boards before touching the wall when the match matters.
And if the wall is coming out entirely, tell us early: opening a wall in a pre-1975 home is when cast iron drain lines and undersized wiring turn up. Finding them at the estimate is a conversation. Finding them mid-job is a change order.

Repairs are quoted per project rather than by a published band, and deliberately so — a patch is priced by access, texture and how many separate areas there are, not by square footage, and any per-foot number we published would be wrong for most of the jobs we actually get called for. Expect a minimum service charge on small single-patch visits. The room band above comes from Florida contractor pricing adjusted for urban South Florida labour rates; your written estimate follows an in-home visit.

Drywall repair is priced by access, texture and how many separate areas there are — not by square footage. A dozen small patches in six rooms is a bigger job than one large hole, and a quote by the foot would be wrong for both.

Finish levels and the calls that matter
Level 5 smooth
A skim coat over the entire surface, so there is no texture at all. It is the most demanding finish and the most unforgiving of a bad substrate, and it is what modern flat-paint interiors need — under side light, anything less shows every joint.
Texture matching
Knockdown and orange peel both come in a range of coarseness, and fifty years of repaint changes how a texture reads. We spray sample boards and hold them against the wall in the room's own light before committing, because a match that looks right in the garage often does not on the wall.
Ceiling and water damage
Staining is a symptom. If board has gone soft it comes out — sealing and repainting over it buys a few months. We will also tell you if what we are seeing points at a leak that needs fixing first, because repairing the ceiling under an active leak is throwing money at it.
Popcorn ceiling removal
Common in this housing stock and straightforward to remove, with one caution: ceilings from before the early 1980s can contain asbestos in the texture, and that must be tested before anyone scrapes anything. We will not skip that step.

- Do you match existing texture?
- Yes, and we do it with sample boards rather than by eye. Knockdown and orange peel vary in coarseness, and an older Broward home has had decades of paint layered over the original texture, which changes how it reads. We spray samples, hold them on the wall in the room's own light, and only then match the repair.
- Can you fix a water-stained ceiling without replacing the board?
- Sometimes, but usually not honestly. If the board has softened it has lost structure and sealing over it only hides the stain until the next humid stretch. We press-test the area and tell you which one you are looking at. We also check whether the leak that caused it has actually been fixed, because repairing under an active leak is wasted money.
- Is popcorn ceiling removal safe in an older house?
- It is straightforward work, with one non-negotiable step first: ceiling texture applied before the early 1980s can contain asbestos, and a large share of this corridor's housing stock predates that. It has to be tested before anyone scrapes. If the test is positive the removal becomes specialist abatement work, and we will say so rather than proceed.
- Do you paint after the drywall work?
- Yes — drywall and painting are both in-house here, which is why we prime as part of the drywall finish rather than handing off a raw surface. If you want the same crew to carry through to finish paint, that goes on the same written estimate.
